These are the reasons we hear most often from buyers, in roughly the order they bring them up.
1. The ghat is minutes away
For families who already make regular trips to Brijghat, being close removes a long drive every time there is a ritual, a festival or just an evening they want by the river.
2. NH-9 makes Delhi NCR reachable
The project is a short distance from the highway. Hapur, Ghaziabad and Delhi are on one road, and the Ganga Expressway is reported to be about ten minutes from the site. If you commute occasionally rather than daily, that is workable.
3. A plot lets you build your way
Flats come with fixed layouts and a maintenance committee. A freehold plot comes with neither. You choose the architect, the number of floors (subject to local rules), and when to begin. Many buyers register now and build two or three years later.
4. The entry price is realistic
At ₹14,999 per sq. yd. a 200 sq. yd. plot is roughly ₹30 lakh before registry and other charges. Larger sizes, such as 500 or 600 sq. yd., suit people who want a lawn or a small farmhouse feel.
5. Quiet, clean surroundings
This is the one people mention last and remember longest. After a visit, buyers often say the first thing they noticed was the silence.
One honest caveat
Every reason above is a reason to visit, not a reason to buy blindly. Check approvals, ask about registry timelines, compare the price with nearby projects. Our buying checklist shows what to look at.
